Parking & getting here
Three options within a block — public lot, on-street, and the lakeside lot below the restaurant after 5pm and on weekends.
Getting to BluWater is easy — there’s usually a spot within a block of the door. Between the public lots next to us, the street parking along Lakeside Avenue, and the lakeside lot that opens up after work hours, parking is rarely a problem in Leschi.

Construction notice — Leschi South Marina project
Seattle Parks is rebuilding the Leschi South Marina through 2026. Closures along the waterfront are phased and rotating, so the Lower Marina Lot and stalls on Lakeside Avenue S can be partially or intermittently closed week-to-week. The upper public lots next to the restaurant and on-street parking up the hill remain the most reliable options during construction.

Public lots adjacent to the restaurant
Two City of Seattle public parking lots sit directly next to the restaurant. The public side is free and open to anyone — no validation needed. Time limits, if any, are set by the City and posted onsite. The lots tend to be the first to fill on warm evenings, so if you’re aiming for the patio at sunset, give yourself a little extra time.
Heads up — watch for moorage parking signs.
- Each lot is split down the middle: one side is free public parking, the other is reserved for Leschi Moorage permit holders only.
- The moorage side is not available to restaurant guests.
- The boundary is marked with painted lines and signage on every stall.
- Vehicles parked on the moorage side without a valid permit are subject to ticketing and tow at the owner’s expense.
On-street parking
Lakeside Avenue and the surrounding residential blocks have free on-street parking, with no meters and no permit zones. Spaces turn over quickly — even when the patio is full, you can usually find a spot within a two-minute walk.
Extra lakeside parking — weekday evenings and weekends
The Lower Marina Lot directly below the restaurant is free for BluWater guests after 5pm on weekdays and all day on weekends. It’s the closest spot to the water and an easy walk up to the patio.
How to find it — drive north on Lakeside Avenue and turn right down the ramp immediately after the Polka Dot Jersey Bike Shop. Park anywhere in the lot; stair access up to BluWater is at the south end of the lot.
Please note — The public lots and the lakeside lot are City of Seattle facilities and are not owned or managed by BluWater Bistro. Standard Seattle Parks & Recreation parking rules apply, and posted signage takes precedence over anything written here. Please don’t leave valuables in your vehicle, and never block the boat-ramp or dock-loading areas.
Accessibility
ADA-accessible spaces are marked in both adjacent public lots. The patio and main dining room are at street level from the upper lots; the lakeside lot has a short ramp and a stair option up to the patio. For full accessibility details — entrance, restroom, and seating — see our accessibility page.
